Advice on styling or theming your Airbnb decor and interior spaces.
Development of House Manual, including House Rules, wifi details, local transport options, shopping centres, restaurants, smoking policy etc.
Setting your asking price based on your goals, the time of year and the market rate for comparable homes in your area.
Creation of your listing on Airbnb (other booking websites to be discussed). Home owner is granted access.
Promotion on all Houseguest channels. Marketing advice on how to further promote listing to reach preferred audience.
Hosting Guests
Initial clean and stage, including complimentary welcome gift (eg a bottle of wine, local treat etc).
Check-in and welcome guests, explaining House Rules.
24/7 support for guests, responding promptly to any queries or issues that may arise.
Take away / clean linen.
Final inspection and clean. Inventory stock take. Replenish household supplies.
Complete online reviews.
Always On
Managing bookings calendar and ongoing pricing strategy (pricing can vary throughout the year based on demand, season, events in Wellington etc)
Liaising with and screening of guests - checking group configuration, travel purposes and past reviews.
Garden maintenance - I can arrange gardening contract if required. Cost covered by home owner.
General house maintenance to fix wear and tear, reviewed and agreed with home owner. Exteriors, such as house wash and gutter cleaning can be arranged as and when required. Cost covered by home owner. .
Pricing
